The Midwest is Winning the E-Commerce Race!

In the first quarter of 2017, the vacancy rates in industrial buildings had a 5.3% drop. This was the lowest rate in 17 years due to the continued shift in shopping patterns from traditional retail to e-commerce. Warehouse space is in higher demand and the Midwest is where companies have seen the need for space.  With speedy deliveries of goods it is necessary for companies to have warehouses in all of the major population centers. The greater Chicago area shows to have had one of the highest growth rates in leased space and new construction by the end of 2016. The Milwaukee area has benefited from its vast green space with the increase in warehouse space being leased and built both along the I-94 S corridor between Milwaukee and Chicago  and the I-94 W corridor between Milwaukee and Madison.                                                                                                                                                                                                                                                                             Source: NAIOP

Sale & Management of 395 Forest Grove, Pewaukee

Judson & Associates was able to sell this prime real estate to a client as investment property. He was looking for a location and building that would work for his personal needs as well as provide the ability to rent out various suites.  Matt Judson, knowing our client’s needs, was able to make the match.  The location within Pewaukee and the ability to easily change the layout for various office suites provides an ideal opportunity for many businesses looking for a new home.                                                                                                                                           One business already taking advantage of this fabulous location is The Tile Group.  With the help of Matt Judson, The Tile Group was able to find a new home that fits their growth and geographic needs.  Going from a sub-lease situation to a 4,100 SF space at 395 Forest Grove, they have the space and visibility needed to continue to grow their business.  Matt has been effective in leasing one third of the building within the first 2 months of the space being offered on the market.  Congratulations to all!

Bringing Life Back to an Industrial Crane Building

If your business is growing and needing to relocate, a 37,440 SF crane buidling in Menomonee Falls is being given new life. Working with Lori Hake of Judson & Associates, Ken Kroeger from New Berlin Grading saw the potential in an industrial crane building and jumped at the chance to revitalize the space.  Improvements are underway and the building should be ready for new tenants in the fall of 2017.  Interested?  Give us a call at 262-695-8800!

Serving Milwaukee Better

Dr. Patterson-Biddle and staff from Mindstar Counseling, LLC are looking forward to their newly leased space located at 7900 W. Burleigh in Milwaukee.  This new facility will aid in being able to better assist the community with the services offered to children ages 3 and up to adults with a variety of mental health and social needs. Being able to consolidate her company from 2 floors to one creates more accessibility.  Visit the Mindstar Counseling LLC webiste to learn more about what is offered, especially their M.O.R.E. (MindStar Out to Reach Everyone). Lori Hake, Vice President Judson & Associates and the rest of the Judson team are looking forward to witnessing their growth and positive impact on the community.

Manufacturing Hot in Lake Country Area

Mark Gorski of Judson and Associates, s.c. recently completed two deals helping local manufacturing companies relocate in the Lake Country market.  Dynamic Laser Parts opened a second facility in Hartland and was fully up and operational in their new space this quarter. In addition, after a long search to find the right home for continued growth without leaving the area, Lake Country Displays will be able to move into their new 15,000 SF facility at 206 Enterprise Drive in Delafield.  We are very excited to see continued growth in the Lake Country area and wish both companies well!

Historic Downtown Oconomowoc Building Sold

Beautiful near-landmark building on the prestigious corner of Wisconsin and Main in the heart of downtown Oconomowoc was sold.  Lori Hake of Judson & Associates worked diligently and Nick Droessler, owner of D3 Drafting LLC, was able to secure the purchase of this incredible 3 story building rich in history (WWI Armory, former practice gymnasium for high school basketball, former pharmacy, music store, etc.). Current tenants of the building include Kowabunga Comics, Lake Country Conservantory and Edward Matthes/Mutual of Omaha.   Mr. Droessler plans to locate his patent and trademark drafting business on the third floor of the building.
