Industrial and Office Real Estate: Two Different Needs, Two Different Challenges

In quarter two we experienced similarities to the market behavior seen in quarter one’s industrial real estate sector. Inventory is still low, the demand is still high and industrial/warehouse business owners are still actively looking for new properties. In a nutshell, the industrial industry appears to be in overdrive.  We have been active in selling buildings prior to hitting the market or within short periods of time. Our inventory is low so the Judson Team has been successfully searching for off-market deals to accommodate our ever growing list of Buyers.  Contact us if you wish to have a confidential conversation about your building!

 

While industrial real estate is a fiercely competitive market right now, the office real estate market is a “recovering” market in Southeastern Wisconsin. Business owners in the office sector are currently at a crossroads. Some of the questions we heard from office business owners throughout quarter two that are carrying over into the third quarter are:

  • “Do we need more office space to spread out employees or is downsizing the right option for us?” 
  • "Do we continue to allow employees to work from home?” 
  • “Do we provide employees the option to work part time from home and come into the office for part of the week?” 
The office market is wide open, meaning there is an abundance of space available for lease and for sale right now. With the emergence of the COVID-19 vaccine, people are getting out of their homes and seeking that collaboration/human interaction that is so desperately needed. All in all, office business owners are starting to make decisions regarding their companies' future as new leases are being signed and potential purchases are being considered. The activity is not constant, or in abundance, but people are starting to utilize office space again. Environmental Innovations Inc. Moves to Waukesha

Environmental Innovations Inc./Oasis Coffee Services is leaving their longstanding building on Milwaukee's Northwest side and is moving to 2100 Pewaukee Road in Waukesha.  Matt Judson assisted both the Tenant and Landlord in facilitating the lease, which filled the final vacancy in a multi-tenant building. We welcome EI/Oasis to the Waukesha County Business Community!

Healing Harmonies LLC Assists More Clients in Wauwatosa

Will Schlosser was pleased to assist Healing Harmonies LLC, a mental health based company that helps children and adults through Music and Art Therapy, double in size!  Healing Harmonies LLC had outgrown their former location in Wauwatosa and it was important to find a new space within the general vicinity that allowed them to grow and still provide access to their location via public transportation for their clients.  A match was found at 3720 N 124th Street!  

Portfolio Sale in Big Bend

Matt Judson was tasked by a long-term owner to sell his two fully leased industrial investment properties on Wynn Drive in Big Bend, WI.  During the initial marketing period Matt met with the Tenants of each building and helped stir up the thought process in each to transform from "Tenant" to "Owner".  The rest is history and Matt was able to ensure a smooth sale transaction for each property for the Seller.  Congratulations to the Seller and new Owners!

 

A Tenant Becomes An Owner

Cole Russell and Mark Gorski would like to congratulate the owners of SteelTank Brewing Co. for purchasing their tap room facility located at 1225 Robruck in Oconomowoc. SteelTank was the first Tenant that Judson and Associates, s.c. found for the building. They moved in right before the 2020 pandemic and managed to fight their way through it and continue to expand their business!  We look forward to seeing what the next chapter for the building looks like....Cheers!

Cold Calling Pays Off!

Matt Judson and Will Schlosser teamed up on the sale of a 42,000 SF industrial property located at 7026 N Teutonia in Milwaukee.  While canvassing the area businesses to promote the listing the Team connected with the owners of BCA Industries, a local heavy manufacturing company that saw the building as an opportunity to grow due to the vast amount of space and power capabilities the Property provided.  BCA Industries closed on their purchase and plans to be fully operational in their new location by Fall 2021.
