Team Judson Editorial:

As we just finished the 3rd Quarter of 2021 and are heading into to the end of the year it is important to reflect on the year thus far. How did we get here so fast?! The answer: this year has been bustling with activity and is turning out to be a great year for our Judson Team. The Southeastern industrial market continues to experience all time low vacancy rates of 3.4% with Waukesha County leading the way at 1.8%.  This low vacancy rate has encouraged our Team to come up with creative ideas on how to solve our customers and client’s real estate problems.  Our Team’s daily collaboration in the office has helped us find solutions and excel throughout the year.

The office market has also seen solid activity with a number of companies moving back to the office; more so in this past quarter. We are still waiting for the larger corporations to reevaluate their office needs but have kept active by the movement of small businesses. While working from home may have been necessary during the height of the pandemic it restricted Team collaboration, which we have found key in helping us succeed.  It appears that the value of in-person collaboration is being recognized by many other businesses and the office market is finding a well needed boost as of quarter 3.  That being said, there are still many opportunities available to pick from so if you have been thinking about growing, downsizing, or just reconfiguring your office, give us a call to discuss your options!

Our prediction for Quarter 4 is positive and we expect continued growth.  Hopefully all our readers experience the same!

We Appreciate Repeat Business!

Mark Gorski's repeat client called him due to an existing tenant lease expiring.  The property at 2185 Danny Road in New Berlin is unique because it includes a building and a very large storage lot. Most occupants for thie type of property are either only interested in buying the entire site or renting the building without using all of the land.  Mark devised a marketing plan with the owner to quickly target the most likely tenants.  Numerous proposals were reviewed and ultimately the owner secured a new tenant who took all of the space including the land!  The big highlight for the owners is they did not miss one single day of rent payments between the old and new tenants.  Most importantly, the tenant is excited as the building was a perfect fit and will allow them room to expand their presence in Wisconsin.  

J&A Management Services, LLC Continues Management After Change of Ownership.

Matt Judson had been searching for an investment property for a client for the better part of a year.  The options available on the market for his investors seemed to either fall through or not come to fruition due to uncontrollable matters.  Therefore, when a multi-tenant building property owner who's building has been managed by our own J&A Management Services LLC let us know he would be open to selling, Matt's investor clients never looked back. The property at 300 Cottonwood Avenue in Hartland has a diverse tenant list, is centrally located the Village's busy business distric and is 93% occupied. We are proud to say J&A Management Services LLC will continue to represent ownershp at this building so give us a call to lease the available 1,257 SF!

Taylor's Acres Mobile Meat Processing

Lori Hake of Judson and Associates, s.c. was thrilled to assist Taylor's Acres Mobile Meat Processing LLC find a space to lease.  They will join the merchants at Travis Lane in Waukesha right off of Hwy 164/59.  This growing business offers boutique butchering and packaging services to local farmers, "From Pasture to Plate", for the ultimate fresh food experience.  

Re/Max Platinum Coming to Delafield

With the closing of the Re/Max franchise location he worked out of off of Grandview Blvd in Pewaukee, long term residential real estate agent Jim Albrecht took the opportunity to take the lead and open up his own location to be at 2725 Hillside Drive in Delafield.  Re/Max Platinum will have easy accessibilty to both Hwy 83 and I-94.  Will Schlosser from Judson and Associates was honored to be able to assist Jim with his commercial real estate needs and we all with Re/Max Platinum great success!

Matt Judson assisted the owners of the 20,000 SF facility on +/- 20 acres formerly known as "Lake Country Automotive" with the sale.  During the time the property was marketed multiple offers were received, but there was one offer that ultimately stood above the rest.  This buyer was goal oriented, moved at a quick pace and there was no lag time during the transaction. Updates to the property have already begun and the Lake Country area should be excited to see what is in store for this location!
