Team Judson Editorial:

The beginning of the year is off to a great start but with all the uncertanties going on in the world how long will it last? A number of factors will play into the continued success of manufactuing and other business operations.

  • Has COVID run its course?
  • Will the FED raise interest rates?
  • Will Russia invade Ukraine?
  • What is happening with the supply chain?
  • Will offices open back up to be fully staffed?
  • What will the midterm elections do the for economy?

These hot topics are on everyones mind and will impact the future of commercial real estate.

Based on the activity levels we are experiencing, the market is still strong with industrial and investment opportunities and the office market is slowing coming back.  We hope to experience this for all of 2022.

Relationships Matter

First meeting about a year and a half ago, Will Schlosser of Judson and Associates, s.c. was able to assist his client to find a small warehouse space for the client’s secondary business in making masks for himself and fellow cohorts in the dental field.  More recently Will was tasked in assisting the Dentist in locating a space to purchase for his dental practice.  After searching for an investment property in which there would be an available space for his dental practice for a few months and not finding the right fit it was time to think outside of the box.  There was a space for lease in which Will also represented the Ownership and he felt the space would work great for a dental practice, but the client’s goal was to be an owner.  In discussing options with building ownership and the buyer/tenant an agreement was made that the dental practice would lease the space while the Doctor would also become a percentage Owner within the building.  This was a “win-win” scenario for all parties!  Having an open and communicative relationship with clients helps make real estate goals come true.  Will and all of us at Judson and Associates, s.c. are extremely happy for all involved in this transaction! 

Making Year-End Goals

In early December Matt Judson was tasked by the owners of 204 Wilmont Drive in Waukesha to sell their industrial building by year's end.  Knowing the market was low on inventory and working within his pipeline Matt was able to quickly source a Buyer whom was a long term client.  Not only was the sale of building closed on December 31st, one of the selling partners was able to agree on a lease to remain in a portion of the property.  Quick thinking, knowing the needs of clients and postive relationships with all involved helped get this deal completed smoothly and within the Seller's desired timeframe.  Way to go, Matt!
