In January 2024, Matt Judson was tasked with selling the property at 6925 S 6th Street in Oak Creek. At that time, the income profile was below market, with concerns regarding tenant creditworthiness and limited lease terms. To achieve the highest possible value for the seller, it became clear that repositioning the tenancy was the best path forward.
By the end of 2024, the building had been vacated by its prior tenants and successfully leased to two new tenants at market rates. This repositioning transformed the property’s income stream, attracting strong investor interest. Multiple offers were received, and the property was ultimately placed under contract.
Although there were several hurdles during due diligence, the coordinated efforts of the agents and attorneys ensured a smooth closing. The property was successfully sold, delivering a strong outcome for the seller.
Colleen successfully represented both the buyer and seller in the sale of 1915 MacArthur Road in Waukesha by navigating a complex transaction that required careful negotiation and problem solving. Despite some challenges along the way, including tough negotiations and unexpected issues, Colleen remained a steady presence for both parties. Her persistence and communication skills helped guide the deal to a successful close, ensuring a positive outcome for everyone involved.
A client reached out to Colleen Geiger for assistance in looking for the right space to venture out on her own and open her new wellness business. Together they spent time looking at many options and after finding the right location, they took the time to walk through the suite together to discuss different layout and buildout possibilities. Colleen was with the client every step of the way to address questions and provide clarity throughout lease negotiations, allowing the client to confidently commit to the space for her new business. The Scan Group, located in Southeast Wisconsin, has expanded its operations into N60 W16350 Kohler Lane in Menomonee Falls.
Matt Judson represented The Scan Group throughout their site search, ultimately securing their new location within the Judson listing portfolio. The new space will allow the company to streamline its marketing print operations while supporting continued growth.
Cole Russell and Miko Janus represented the building owner, providing lease and property guidance to help establish a fair and mutually beneficial agreement, with the goal of creating a long-term relationship between the parties.
Jack Russell was fortunate to build a lasting partnership with Verona Safety. After more than a year of searching, Jack was able to help find them a beautiful 55,000 SF Class A Corporate Headquarter industrial building in the Southeastern corner of Madison. Once this building was purchased, the race was on to sell their old building before the year was done. With Matt Judson’s assistance and after intense negotiations, Jack and Matt were able to navigate through many challenges to a successful closing, meeting Verona Safety’s timeline.
