Goodbye 2023, Cheers to 2024!

As we saw interest rates creep above 7%, 2023 proved to be a test that our younger core of sales agents had not yet seen. The market shifted from being heavy on investment sales to an owner/user market that continued to keep industrial inventories low. In addition, there was also strong activity in the leasing market. The industrial vacancy rate for Waukesha County started at 1.3% and ended at about 1%, which added to the difficulty of being able to get deals done. However, because our team had the foresight and was able to prepare itself for this occurrence by continually digging to find off-market opportunities for our customers, we ended up finishing the year on a high note. The office market has had the opposite issue. Now, a few years after the COVID shut down, the market continues to be saturated with available office space.  We have been successful in finding solutions to customer’s needs by staying on top of trends and thinking outside of the box.  Overall, 2023 was a great year for the Judson and Associates, s.c. Team and we look forward to continuing to help our clients meet or exceed their commercial real estate needs in 2024!

Industrial Properties lands Large Tenant

Exciting News! Matt Judson and Cole Rusell-Judson have successfully leased 178,520 square feet of heavy industrial space for Global Power Components from Landlord, Industrial Properties LLC. Global Power Components was in need of a facility for consistent growth and required abundant power and heavy cranes. The property at 3073 S Chase Avenue in Milwaukee boasts a rich history in industry and provided all of the features Global Power Components required. Both ownership and tenant have heavily invested in the property, which shows in its remarkable transformation. Congratulations to Matt and Cole for their dedication to find the right Tenant for the space and all of us at Judson and Associates, s.c. wish the Tenant grand success in their new space.

New Health and Wellness Center in Oconomowoc

Balance Health and Wellness LLC came to Colleen Geiger of Judson and Associates, s.c. looking for help to find the perfect place to open their new business. After touring several places, they narrowed down to two locations. Beginning negotiations on both spaces, Colleen was able to help guide them through the negotiation process, and they were able to reach an agreement with the location that best fit at 1239 Corporate Center Drive in Oconomowoc.  Balance Health and Wellness is excited to start this new venture and even more excited about their new location!

Owner/User Investment with 11,000 SF Available to Lease

W237 N2920 Woodgate Rd, Pewaukee, WI has been successfully sold with Matt Judson and Judson and Associates, s.c. representing the buyer. Spanning 29,358 SF, the Seller ensured continued rental income by leasing back 10,800 SF, the Buyer is utilizing 7,358 SF for their business, and Judson and Associates, s.c. is actively seeking a new Tenant for Suite 100 which is 11,000 SF in size. This strategic transaction, navigated by Matt Judson, highlights the opportunities in Pewaukee’s thriving business landscape.

Patience Pays Off for Horizon Performance Technologies

Cole Russell and Matt Judson worked with Horizon Performance Technologies for over 2 years to find them a new home. Horizon had specific requirements that needed to be met and was in no rush to move, so patience and continued follow up was important.  After constant communication about their exact needs over such a long span, Horizon’s exact needs were clear to Cole and Matt. Upon 955 Walnut Ridge Drive in Hartland coming on the market, Cole was able to get Horizon through immediately for a tour. Due to the market and the fit of the building, the buyer made an aggressive quick close offer with a shorted due diligence timeframe.  Cole and Matt worked well under pressure and overcame some significant hurdles with the help of the listing agents. In the end, Horizon Performance Technologies was able to acquire a new home that they will be able to grow in!  Congratulations to all involved.

PAX Bags Moves Operations to Big Bend

Cole Russell and Jarrod A Murbarager helped secure PAX Bags, a global company, a lease for 9,802 SF in Big Bend, Wisconsin. PAX Bags is a manufacturer of emergency backpacks and other equipment designed for EMS. PAX Bags previously had two smaller spaces, but they now have the whole local operation under one roof. They are excited to expand their local footprint across southeast Wisconsin. This space garnered a great deal of attention, but PAX Bags acted swiftly in order to secure their new space. Both sides to this transaction were sourced in-house by Cole and Jarrod.

Midwest Dirt Fiend is moving out of the garage and into a great 4,000 SF space at N78 W31400 Kilbourne Road in Merton!  After years of building the business it was time to get into a commercial space.
